Exciting New Housing Development Coming to Temecula

What Families Need to Know

As a mom, I’m always interested in how our community is growing and what that means for our families. If you’ve been curious about what’s happening with the vacant land west of Old Town Temecula, there’s some big news on the horizon. The Temecula Planning Commission is set to review three major housing projects that are part of the 270-acre Altair Specific Plan, which will bring a lot of new homes—and more—to our area.

On Wednesday, August 21, 2024, at 6:00 pm, the Temecula Planning Commission met to discuss these exciting developments. The plans include a total of 467 housing units across three different communities. These communities will offer a mix of housing options, which is great news for families looking to settle down in Temecula. Here’s a quick breakdown of what’s proposed:

  • 99 Detached Single-Family Homes: These will be three-story homes ranging from 2,011 to 2,213 square feet—perfect for families needing a bit more space.
  • 156 Duplexes: These two- and three-story homes will range from 1,665 to 2,384 square feet, offering a variety of layouts to suit different needs.
  • 212 Rowhouses: Spread across 45 buildings, these two- and three-story rowhouses will range from 1,404 to 1,718 square feet, offering a cozy yet modern living experience.

What’s also exciting is that the plan includes two parks—each under 1 acre—giving families more outdoor spaces to enjoy. And this is just the beginning! The Altair Specific Plan envisions even more development in the future, including 1,750 residential units, an elementary school, commercial spaces, a clubhouse, civic sites, and plenty of parks and trails. It’s a development that could really transform the west side of Old Town Temecula.

The applicant behind these projects is Brookfield Properties, a company that has been involved in the planning for several years. While the project faced challenges, especially from conservation groups concerned about the impact on wildlife, a legal agreement was reached in October 2020. This agreement protects a crucial 55-acre wildlife corridor, ensuring that the local mountain lion population and other wildlife have the space they need to thrive.
